More Than Property Managers—We're Your Partners
For over 4 years, Oak Loop has been helping homeowners in our community find the right renters for their properties. We started this journey because we believe managing a home should feel personal, not just transactional.
We’re not a big corporation—we’re a business that understands the value of a well-cared-for home, the importance of reliable tenants, and the peace of mind that comes from knowing your property is in good hands. That’s what home means to us, and that’s what we help you protect and share.

Frequently Asked Questions
Here are answers to some of the most common questions from both property owners and prospective tenants working with Oak Loop Properties in Pearland, TX, and the surrounding areas. These cover key aspects of our rental policies, application process, maintenance, lease terms, and day-to-day property management.
Why won’t my gas stove burner ignite even though it clicks?
If the burner clicks but does not ignite, the ignitor may be wet or blocked by debris.
Dry the burner area, remove debris, and carefully test ignition again.
If the burner still does not ignite properly, submit a maintenance request to Oak Loop Properties.
Why does my garage door start closing and then reverse back open?
This issue is commonly caused by blocked or misaligned garage door safety sensors.
Check for objects blocking the infrared beam and confirm both sensors are aligned and facing each other.
If the garage door still reverses after adjustment, submit a maintenance request to Oak Loop Properties.
The bathroom or kitchen outlets stopped working, but the breakers are still ON. What should I do?
This issue is commonly caused by a tripped GFCI outlet (Ground Fault Circuit Interrupter).
Locate nearby GFCI outlets in bathrooms, kitchens, garages, or laundry rooms and press the RESET button once.
If power does not return, continue checking all GFCI outlets throughout the property. If the issue persists, submit a maintenance request to Oak Loop Properties.
Can property owners switch between Oak Loop management plans?
Yes. Property owners may switch between Oak Loop Properties management plans at any time, subject to a small administrative processing fee.
If an owner downgrades from the Platinum Management Plan within the first 12 months, previously waived lease-up fees may become retroactively due.
How should utility transfers be handled during tenant turnover?
Oak Loop Properties recommends scheduling owner utility accounts to disconnect approximately 5–10 days before the tenant’s move-in date.
This helps avoid billing overlaps, utility transfer delays, and service interruptions.
Many utility providers offer “Master Account” or “Revert to Owner” programs for rental properties.
Can owners sign property management agreements remotely?
Yes. Oak Loop Properties offers secure electronic document signing through DocuSign.
Remote signing allows property owners to quickly and securely complete agreements without scheduling an in-person meeting. Signed documents are automatically uploaded to the Oak Loop Owner Portal.
Should landlords provide a washer and dryer, or are hookups enough?
In most cases, washer and dryer hookups are sufficient for rental properties.
Providing washer and dryer appliances typically does not significantly increase rental pricing or reduce vacancy time enough to offset long-term repair and replacement costs.
Is there an advantage to listing a rental property on the 1st of the month instead of mid-month?
No. There is no strategic advantage to waiting until the first day of the month to list a rental property.
Oak Loop Properties recommends listing the property as soon as it is move-in ready to reduce vacancy time and maximize rental income.
When should marketing photos be taken for a vacant rental property?
To minimize vacancy time in the competitive rental market, Oak Loop Properties recommends taking professional marketing photos and advertising the property approximately 10 days before the property becomes available.
However, in-person tours should not begin until the property is fully cleaned, repaired, and move-in ready.
Can I sign an initial 2-year lease?
In most cases, Oak Loop Properties recommends lease terms of one year or less.
The rental market, housing laws, and economic conditions can change significantly over time. Shorter lease terms provide greater flexibility for both tenants and property owners.
